Venture completes seven pad site deals in North Texas

Venture Commercial announces the completion of seven retail pad deals in locations across North Texas, including The Colony, Prosper, Hurst, Grand Prairie, and Garland.

Jimmy John’s coming to Austin Ranch

A Jimmy John’s franchisee has signed a ground lease on a .6-acre site to build a restaurant at the northwest quadrant of Plano Parkway and Tittle Drive in Lewisville, in the west addition to Billingsley Company’s master planned community of Austin Ranch. Clay Mote of Venture represented Billingsley. Guy Grivas of MG Retail partners, LLC represented the tenant, Clyzac Enterprises, LLC. 

CST Brands to build a Corner Store in The Colony

CST Brands has acquired a 2-acre pad site on the southwest corner of South Colony Boulevard and Memorial Drive in the Colony, where the company will build a Corner Store convenience store. Venture’s Ken Reimer, Amy Pjetrovic and David Reimer represented CST Brands, Inc. David Copeland of EDGE Realty Partners represented the seller, Colony 5 Partners, LLC. 

Rogy’s Learning Place enters Texas market with Prosper acquisition

The owner of Rogy’s Learning Place has acquired a 1.6-acre site in Prosper where it will open its first Texas location. Rogy’s is a family-owned, 19-unit childcare services chain based in Illinois. John Rutledge of Venture Commercial represented Rogy’s, as well as the sellers of two land tracts, both private investment groups. Rutledge will continue to represent Rogy’s exclusively as it continues its expansion in North Texas. 

Slim Chickens secures Hurst location

A franchisee of Slim Chickens has signed a ground lease to build a 3,000 square foot restaurant on a pad site in front of the Super Target located at the southeast quadrant of State Highway 183 and Precinct Line Road in Hurst. This will be the second North Texas location for the fast-casual chicken restaurant, with one currently open in Fort Worth. Bryan Cornelius of Venture represented the landlord, Silverback Ventures, LLC. Josh Flores of EDGE Realty Partners represented the tenant. 

IHOP to build at Lake Prairie Towne Crossing in Grand Prairie

ACG Texas, an International House of Pancakes operator, has signed a ground lease on a 1.5-acre pad site to build an IHOP restaurant at Lake Prairie Towne Crossing, located on the southeast corner of Highway 360 and Camp Wisdom Road in Grand Prairie. IHOP will join anchor tenants Super Target and Home Depot, as well as Marshalls, Ross Dress for Less, PetCo and Party City. Venture’s Easley Waggoner, Jr. and Chris Corbin represented the landlord, Kimco Realy, while Alden Harris and Pete Podesta of SHOP Companies represented the tenant. 

Honest-1 Auto Care coming to Hurst

Honest-1 Auto Care has leased a building on a one-acre parcel located at 908 Grapevine Highway in Hurst. Venture Commercial’s Chris Corbin and Bob Moore represented the landlord, Tire Associates, Series of Midland Road Partners, LLC. Jeff Brand of Brand Capital Partners and Culver Stedman of EDGE Realty Partners represented the tenant, Eagle Force of North Texas, Inc.

Take 5 Oil Change leases Garland location

Take 5 Oil Change, LLC has signed a ground lease on a .5-acre pad site located at 4555 Forest Lane in Garland. Clay Mote of Venture Commercial represented the tenant in lease negotiations. Mike Friedman of CBRE represented the landlord, CP Forest Partners, LLLP.
