With 18 years of corporate real estate experience, Venture Senior Vice President Alan Rubenstein has been selected to lead Venture’s Corporate Services Division. “Our mission is to be the most effective outsourced real estate team for chain store retailers and restaurants,” says Alan. “And we have the flexibility to manage large portfolios, down to small or short term projects.”

Venture’s Corporate Services Division’s menu of services includes:
- Lease renewal negotiations
- Rent-relief negotiation for under-performing stores
- Surplus property disposition
- Site selection and/or lease negotiation for new or relocated stores, which can include presentations to client’s Site Committee
- Market rationalization studies
- Lease portfolio management
- Asset management of owned or freestanding locations
- Project management

With our vast network of industry veterans, Venture has the ability to gear up or gear down much faster than a retailer can itself … as its needs fluctuate. In addition, Venture’s X-Team affiliation allows us to obtain rent comps and local market conditions data from all over the country. “Most importantly, we will treat every clients’ real estate transactions as if we are solely employed by them, never as a commodity,” pledges Alan.

Prior to joining Venture, Alan was a Regional Real Estate Manager for Tween Brands, parent company of Limited Too and Justice-Just For Girls stores, where he was responsible for up to 16 states. Prior to Tween Brands, Alan was a Regional Real Estate Manager for Family Dollar Stores, and he had previous experience managing the entire real estate function for other chain store retailers.

Alan has a vast array of experience with mall, lifestyle, strip center and freestanding locations, and he has worked with a wide variety of landlords, from the largest to the smallest. He has earned a reputation in the industry for impeccable negotiating skills, acute attention to detail and forging unique solutions by combining the proper mix of “art and science” into every transaction.
